Design Oversight and Coordination to Prevent Issues and Change Orders During Construction
We will perform overlays between architectural and electrical, mechanical and plumbing plans to ensure all floor plans and reflected ceiling plans have been fully coordinated. We will also review sections and elevations and sections to ensure code compliance and that they have been fully considered against existing conditions and floor plans.
We will get your project out of neutral and into construction.

time and create momentum heading into construction.
Value Engineering

Material Mastery
We will check for the availability and suitability of all finish materials to ensure a cost appropriate solution and alternative are presented. As construction technologies and industries continue to improve higher end looks at more affordable rates. We are constantly working and staying up to date on industry offerings.

MEP Systems Excellence
All existing and proposed MEP systems will be considered and vetted. The easy solution of remove and replace will not be defaulted into.

Illuminating Design
A review of light fixtures will take place to confirm local sources are considered with minimal lead times and similar looks to higher end non dometic selections.

Millwork and Furniture Finesse
Millwork and furniture selections will be thoroughly vetted and reviewed. Similarly to architectural finishes, globalization and construction technology have made high end finishes much more affordable and durable.

Crystal-Clear Vision
Glass and storefront selections will be reviewed to ensure the appropriate level of visual clarity and sound attenuation are provided.

Curb Appeal Excellence
Site work and landscaping will be appropriate for the use and give your property the curb appeal it deserves.

Project Bidding

Bid Lists - At this point we will already have previously reviewed and vetted bid lists to ensure we get three or more bids for each major scope of work.

A detailed Request for Pricing and Bidders Instructions will be reviewed with the team and once internally approved issued to all potential bidders.

We will follow up during the bidding process to ensure everyone has been onsite, all questions that are asked are appropriately answered and shared with all bidders and that we are maintaining interest levels for proper coverage.

Once bids are received we will level side by side and help to qualify and differences in the bids and confirm full ownership of scope. We will then discuss a potential negotiation method and get to work trying to use the competitive process to get you the best possible value.

We will then return with modified pricing, confirmation off full scope inclusion, adherence to the RFP and our recommendation for award so that you know we have done the detailed analysis on your behalf.

Once accepted we will move forward to get the subcontractor mobilized and performing as quickly as possible.
